Major Disruptive Events Policy

Force majeure and extraordinary circumstances.

1. Introduction

This Major Disruptive Events Policy ("Policy") sets out how Only Farmers handles cancellations arising from extraordinary events outside either party's reasonable control. It is incorporated by reference into the Only Farmers Terms & Conditions and Cancellation & Refund Policy.

This Policy applies to all confirmed Bookings on the Platform. Defined terms have the same meaning as in the Terms & Conditions and the Cancellation & Refund Policy.

2. What Is a Major Disruptive Event?

A Major Disruptive Event is an extraordinary event or circumstance that directly prevents, prohibits, or makes it unlawful or materially unsafe for a Farmer to provide, or a Guest to attend, a confirmed Booking. Qualifying events include, but are not limited to:

4. How to Claim Under This Policy

To request cancellation under this Policy, the affected party (Farmer or Guest) must:

Only Farmers will assess the claim and, if it determines that the event qualifies as a Major Disruptive Event, will process the cancellation in accordance with Section 5 below.

Only Farmers' determination is made at its reasonable discretion and is final, subject to the Guest's statutory rights and the dispute and ADR processes set out in the Terms & Conditions and the Cancellation & Refund Policy.

5. Refunds and Consequences

Where a cancellation is approved under this Policy:

Where only the Guest is affected by the Major Disruptive Event (for example, a travel restriction that prevents the Guest from travelling but does not affect the Listing location), the Farmer retains no payment for that Booking. Only Farmers may, on a no-fault basis, absorb the cost of the Service Fee refund as described in the Cancellation & Refund Policy and the Farmer Onboarding Agreement.

Where a Major Disruptive Event affects the Guest's ability to travel to the Listing location (for example, an amber or red weather warning for the Guest's departure region or along the primary travel route) but does not directly affect the Listing location itself, the Guest may still be eligible for a refund under this Policy at Only Farmers' discretion. The Guest must provide evidence that the event made travel to the Listing location materially unsafe or impracticable on the date of the Booking.

6. Ongoing or Extended Events

Where a Major Disruptive Event is ongoing (for example, a pandemic or prolonged government restriction), Only Farmers may issue a platform-wide notice designating affected regions and dates. During such periods, all Bookings for affected Listings will be eligible for cancellation under this Policy without the need for individual claims.

Only Farmers will review platform-wide designations at least every 14 days and will remove them as soon as the qualifying event has ended.

7. Limitation

This Policy applies only to Bookings made before the Major Disruptive Event was reasonably foreseeable. If a Guest makes a Booking after a Major Disruptive Event has been publicly announced or is reasonably foreseeable (for example, booking during an active government advisory), the Guest does so at their own risk and may not be eligible for a refund under this Policy.
